Das rund 20ha große Projektgrundstück, das von der Gemeinde Ilz gesichert wurde, hat die Besonderheit, dass es sowohl in unmittelbarer Nähe zur Autobahn Graz – Wien (A2), als auch zur Thermalwasserbohrung der Gemeinde Ilz liegt. Hinzu kommt, dass die Autobahnabfahrt Ilz sowohl Abzweiger nach Ungarn als auch „Portal“ zum Südsteirischen Thermenland ist.

Über eine bereits projektierte und von der gesamten Region vehement geforderte, neue Autobahnabfahrt wird das Projektgrundstück in nur ca. 800m Entfernung von der A2 direkt erschlossen.

Unser Ansatz: Die unmittelbare, jedoch in keiner Weise störende Nähe zum Frequenzbringer A2  muss mit einem innovativen Konzept so genutzt werden, dass damit sehr deutlich auch neue Gästeschichten angesprochen werden.

Mit diesem Vorsatz entsprechen unsere Projektüberlegungen auch im höchsten Maße den Wünschen und Vorstellungen des Landes Steiermark:

Neue Thermenprojekte mit einem hohen Alleinstellungsmerkmal und einem klaren Thema werden im Bereich hochentwickelter Tourismusregionen (Thermenland) als “mit hoher Priorität” förderungswürdig eingestuft.

Während der Erarbeitung und bewussten Schaffung der Einzigartigkeit (USP) und Synergie  Effekten (Nutzung für das Steirische Thermenland) erschienen dem Projektteam zwei Megatrends (siehe Horst Opaschowski, M. Horx) von besonderer Bedeutung, welche wir daher miteinander verknüpfen wollen und für welche die unmittelbare Autobahnnähe des Projektstandortes von besonderem Vorteil ist.

Der erste Trend besteht darin, dass der moderne Mensch die Sehnsucht hat, sich möglichst rasch und unkompliziert in eine „emotionale Gegenwelt zu beamen“. Behagliche Warmwasserkunstwelten „mit Wohlfühl- Garantie“ stehen auf der Wunschliste ganz oben.

Der zweite Trend ist jener zum „modernen Nomadentum“: Bereits 10 Millionen Deutsche verbringen ihren Urlaub mit Wohnmobil oder Wohnanhänger. Die „neue Freiheit“ des Caravaning wird zunehmend gesucht. Das Steirische Thermenland lässt diese Gäste bislang „vorbei ziehen“.
